King’s Arch is a multi disciplinary real estate firm specializing in high end creative office properties. The inception came approximately twenty years ago with the acquisition of two severely distressed Beverly Hills office and retail buildings. Headed by partners Allen and Richard Shamooilian, the company has grown to hold ownership in a significant portfolio consisting of office, retail and residential holdings located primarily in West Los Angeles.

 

Our creative approach to real estate has given King’s Arch a competitive edge, ensuring the company’s growth in an increasingly complex real estate environment. Foreseeing a collapse in real estate, in 2007 the decision was made to halt all new acquisitions and preserve capital. Seeing an opportunity during the unprecedented economic downturn, in 2007/2008 King’s Arch grew into a vertically integrated company, handling management and leasing for both King’s Arch and third party owned real estate. In that time, King’s Arch took on management and leasing for approximately 1,000,000 square feet of commercial real estate, primarily in West Los Angeles. When it comes to value add opportunities in Los Angeles, King’s Arch has proven more than capable of stabilization and management of assets.

All basic food groups with an emphasis on Creative Office and Retail properties with a strong value-add component. King’s Arch has increased it’s emphasis on acquiring existing cash-flowing properties in Los Angeles with value-add upside potential, and aims to acquire up to fifty million dollars in the next two years. We will purchase vacant or otherwise distressed properties or the debt behind such assets.

 

FAVORED STRUCTURE

All cash or assumption of favorable financing.

 

TRANSACTION SIZE

Up to  $30,000,000 with no minimum.

King’s Arch is capable of and committed to responsibly moving large transactions to a quick close.

King’s Arch is strongly committed to the brokerage community and views all brokers as partners; we do whatever possible to ensure our partners complete all transactions with fair compensation.  That said, our partnerships extend above and beyond earned fees.  Our principals are committed to working side by side with our broker partners through the process, and protecting said partners in writing.  Bonuses are often paid to brokers who provide off market opportunities.
